Client's Brief: To design a sales office and show apartment for an up-and-coming developer for their building named ‘Marquina’.
ABM is recognized for designing impactful show apartments for some of Mumbai’s most prominent developers, and this project is another milestone in our portfolio. The building is named ‘Marquina’, a tribute to the luxurious black Marquina marble - renowned for its deep black tones with striking white veins. The interiors echo this narrative, using black Marquina marble selectively as a highlighter to create dramatic focal points while ensuring the overall palette remains neutral and inviting.

SALES OFFICE
The sales office serves as the first point of interaction for potential buyers, setting the tone for the entire customer journey. It has been designed to merge sophistication with functionality, housing:
Reception and Waiting Area – A welcoming space featuring the Marquina marble, accent lighting, and curated décor. Experience Center – Houses cutting-edge technology for immersive presentations, with acoustically treated walls that complement the design aesthetic.
AV Room – Equipped with a projection display system, this showcases a deck type space so that customers can experience the building’s outdoor terrace within the interior, giving buyers a tactile preview of their future home.
Meeting and Dealing Rooms – Designed for privacy and comfort, these spaces use a muted yet elegant palette to encourage focused conversations.
The design language of the sales office is contemporary with a touch of opulence. Black Marquina marble accents feature prominently in reception counters and accent walls, paired with a light grey wooden floor finish, veneer paneling, metal inserts, a floating skirting. Lighting plays a key role - cove lighting and statement fixtures add depth, creating a sense of drama without overwhelming the space.
SHOW APARTMENT
This 3-bedroom show apartment is curated for a younger, urban clientele who seek a modern lifestyle with efficient space utilization. The interiors embrace open layouts, fluid transitions between living, dining, and kitchen spaces, and intelligent storage solutions to maximize usability.
Minimal yet rich, combining neutral base tones with layered textures like soft fabrics, matte finishes, and subtle metal accents. A soft grey marble flooring, veneer, and black Marquina accents create a harmonious blend of sophistication and comfort.
Layered lighting, including ambient, task, and accent fixtures, is used strategically to enhance functionality and mood. Sleek, contemporary furniture pieces, paired with curated art and accessories, reinforce the aspirational lifestyle while keeping the look timeless.
The challenge was to maintain a sense of spaciousness within a compact footprint, which was achieved by using glass and mirror, slim furniture profiles, and visual continuity in flooring and wall treatments. Every element has been planned to inspire potential buyers by presenting a space that is practical yet aspirational.
The black Marquina marble acts as the unifying element that threads the experience together - from the first impression at the sales office to the aspirational lifestyle displayed in the show apartment. It embodies the project’s core values of elegance, strength, and modernity. By using this material as a subtle highlighter rather than a dominant feature, the design maintains a balance between luxury and livability, creating spaces that are both dramatic and comfortable.
